How Many Mortgage Lenders Should You Try?
October 20, 2026
Get Loan Estimates from at least three lenders or brokers, and request them within a short window, ideally the same day, for the same loan. The CFPB encourages borrowers to compare multiple offers, and that's a practical number for most people: enough to see real differences in fees and pricing without making the comparison unmanageable. A mortgage broker counts as more than one comparison if they check several wholesale lenders for you, so ask which lenders they priced.
Why credit inquiries aren't a reason to stop at one. The CFPB explains that credit scoring models treat multiple mortgage inquiries within a short period as a single inquiry for scoring purposes, because they recognize you're shopping for one loan. Newer scoring models generally use a 45-day window, while some older models use a shorter one, so keeping all your applications within about two weeks covers you either way. Hard inquiries stay on your credit report for two years, but their effect on your score is usually small and fades over time. Pre-qualifications that use a soft pull don't affect your score at all. Our post on whether mortgage shopping hurts your credit has more detail.
How to make the comparison fair. Give every lender the same scenario: purchase price or home value, loan amount, loan type, term, occupancy and estimated credit score. Ask for full Loan Estimates, not verbal quotes, and ask whether each one is locked. Because pricing changes daily, compare estimates from the same day, or compare locked estimates. Then line them up: the interest rate and APR, points and lender charges in Section A, lender credits in Section J, and the In 5 Years totals on page 3. If two offers are close, consider responsiveness, closing timeline and how clearly each one answered your questions. Where a matching service fits, and quick answers. A matching service can connect you with independent licensed mortgage professionals so you don't have to find each one yourself. Before you submit a request on any matching site, read the consent wording to see how many professionals may receive your information and how they may contact you. Is applying with more lenders always better? Not necessarily. Past a handful, the extra comparisons add work and contacts without adding much information. Do you have to formally apply to get a Loan Estimate? You need to give six pieces of information: your name, income, Social Security number, property address, estimated value and loan amount. Is it rude to decline a lender? No. Lenders expect you to shop, and you owe no one an explanation. What if only one lender will approve you? Ask the others for their reasons in writing. A different lender or program may have different requirements, which is where comparing several matters most.
Aim for at least three Loan Estimates, gathered within a short window for the same loan, and compare them line by line. Mortgage inquiries in a shopping window are generally scored as one, so shopping shouldn't stop you from comparing. Read any consent wording before sharing your information.
