How to Choose a VA Loan Lender

November 4, 2026

To choose a VA loan lender, look for a loan officer who closes VA loans often, ask about overlays stricter than VA's own rules, and compare same-day Loan Estimates for the same loan. The VA funding fee is set by VA, not the lender, and many borrowers with service-connected disability compensation are exempt, so the real differences are the interest rate, points, lender fees, policies and VA experience.

How VA lending works. VA doesn't usually make the loan. It backs part of loans made by private lenders, and you'll need a Certificate of Eligibility, which a lender can often pull for you online. VA doesn't set a minimum credit score, but most lenders add their own minimums and other overlays, which is why one VA lender may decline a file another approves. Veterans on forums often say the same thing: pick the loan officer, not the brand. Someone who closes VA loans every month knows how to handle entitlement questions, residual income and appraisal conditions without delays.

What to compare. Because VA sets the funding fee and its exemptions, focus on what the lender controls: the interest rate and APR, discount points and origination charges in Section A of the Loan Estimate, lender credits, and whether the rate is locked. VA appraisals are ordered through VA's system and check the home against VA's minimum property requirements. If the value is likely to come in low, the Tidewater process gives your side a short window to send the appraiser supporting sales before the report is final, so ask whether the loan officer knows how to use it. VA also limits certain fees a veteran can be charged, so ask how the lender itemizes its charges.

Questions to ask and quick answers. Ask each VA lender: How many VA loans did you close last year? What minimum credit score and other overlays do you use? Can you pull my Certificate of Eligibility? How do you handle repair conditions and Tidewater? Am I exempt from the funding fee, and how will that show on my Loan Estimate? Does every lender charge the same funding fee? Yes, VA sets it based on your service, down payment and whether you've used the benefit before. Can I use a VA loan more than once? Often, yes, depending on your remaining entitlement. Can a broker shop VA lenders for me? Yes, a broker can compare several VA lenders' overlays and pricing. See our posts on the VA funding fee and VA loan eligibility.

Choose a VA lender on VA experience and total cost: confirm overlays, compare the rate, points and Section A fees on same-day Loan Estimates, and ask how the loan officer handles appraisals and Tidewater. The funding fee is set by VA, so it shouldn't drive your choice.
